Callout Studio is a Scan-to-BIM consultancy built to remove friction from the documentation phase of a project.

Scan-to-BIM Services
Callout Studio provides end-to-end Scan-to-BIM services focused exclusively on documenting existing conditions.
Using reality-capture technology, we capture spaces as they exist and convert that data into accurate, well-organized BIM models that support design development, renovations, coordination, and construction planning.
All models represent the as-built conditions visible and accessible at the time of the scan. Proposed design changes, future modifications, or undocumented conditions are not included unless contracted separately.

How it Works
​​Our process is designed to be simple, efficient, and minimally disruptive—while delivering reliable results.
1. Scan
We capture existing conditions using reality-capture technology, reducing the need for manual measurements and repeat site visits.
2. Model
Captured scan data is converted into a BIM model that reflects existing conditions as
they appear at the time of the scan only.
Modeling is limited to visible and accessible elements and follows the agreed scope and level of detail.
3. Deliver
Files are delivered ready for immediate use—supporting coordination, documentation, and project planning.

Pricing is based on project size and scope to provide clarity while allowing flexibility.
Small Projects
Up to 2,500 SF
Residential properties, small commercial spaces, tenant improvements.
Medium Projects
2,500 – 10,000 SF
Offices, retail spaces, clinics, and light commercial projects.
Large Projects
10,000+ SF
Commercial, industrial, healthcare, and multi-unit properties.
Final pricing is confirmed after reviewing project scope and required level of detail.

FAQ
Does the model reflect future design changes?
No. All models document existing conditions only, as captured at the time of the scan.
What if the site changes after the scan?
Any modifications made after scanning fall outside the original scope and may require a new scan or revised modeling.
Are hidden or concealed elements included?
Only elements visible or reasonably inferred from scan data and provided documentation are modeled. Concealed conditions are excluded unless specifically noted in the scope.
What level of detail do you provide?
Levels of detail are defined at project kickoff based on intended use. Models are created for documentation and coordination purposes unless otherwise agreed.
Do you work on residential and commercial projects?
Yes. We work on both. Pricing is based on square footage and scope rather than project type.
